I think it's a
Toothed Brown Carpet Moth - Xanthorhoe lacustrata. Hope someone will verify for me however. 8-)

defenitely a Xanthorhoe of some sort
It could also be Xanthorhoe defensaria, as this species is quite variable in coloring and in presence/absence of wavy lines on forewings and it's also very common throughout Lower Mainland.
